Pre-construction is a different transaction from resale — different math, different timeline, different risk. The deposit structure across five to seven installments, the 24- to 60-month delivery window, the assignment terms, the interim occupancy carrying cost. None of it is hidden, but most of it is not on the marketing brochure.
I have platinum-tier access on most active Durham launches, which means the first allocation window — best floor plans, best pricing, before the broker and public releases. But I don't recommend a launch unless the numbers actually work. Investors get a one-page cash-flow read; end-users get a delivery-timeline read.
